    • This is simply outrages. Would HDB be boasting about these flats being subsidised. Just look into the private house resale market outside Tanah Merah MRT station. This 7 years old condo with full facilities and 120 sq m is btw $750K to $800K

      Stop pushing away the responsibilities and be responsible to the people

      Those are NOT meant as 'normal' public housing. Its for those who wants 'Condo-like' living without paying for full condo price.

      U want reasonal price flats Question Question ...... Go look for something far from Town (Ulu area) and new built (Not resale). Thats your best change of getting one.

      SINGAPORE: The second batch of condo-style public apartments will be launched on 5 January.

      The apartments at City View@Boon Keng, which will be completed in 2011, promise the trappings of private residential homes. But they will not come cheap.

      The project is part of HDB's Design, Built and Sell Scheme (DBSS), where private developers build and market the flats.

      City View@Boon Keng is the second DBSS project; the first is at Tampines.

      At 40 storeys high, the City View@Boon Keng apartments will tower over many HDB flats in the area.

      The mixed development will comprise 714 units, two-thirds of which will be 5-room flats and the remainder 3- and 4-room units.

      The average cost of the apartments is S$520 per square foot, a record for new HDB flats.

      Hoi Hup Realty Pte Ltd's director, Wong Chee Herng, said: "It goes all the way from just slightly below S$350,000 to, I think, the most expensive unit is very close to S$740,000. We don't see an issue of pricing here, because when the buyers come to see the layout, the design, I think they will appreciate what they will pay for."

      Buyers will pay for the view of the city and features commonly found in private condominiums.

      JGP Architecture (s) Pte Ltd's director, Chan Sze Chin, said: "A buyer who comes in here does not have to spend any more money or time to hack the walls to install things like air-con pipes or water heater pipes and even kitchen cabinets. In addition, we've also provided quite a fair bit of plants to the balconies to add to the greening of the development."

      Industry players believe City View@Boon Keng will draw good response due to its location.

      Knight Frank's property consultant, Nicholas Mak, said: "The price is about half of that of some of the 99-year (leasehold) condominiums in that area, such as City Lights and South Bank. But, at the same time, they (prices of City View@Boon Keng apartments) are also a bit higher than those for the EC, executive condo.

      "From the launch of the first DBSS flats in Tampines till now, I think, it would be reasonable to assume that prices of DBSS would have gone up by about the same quantum as HDB resale flats, which is between 20 and 30 per cent."

      Analysts say the price of a 5-room HDB flat in the resale market in the Boon Keng area will cost about S$450,000.

      The City View@Boon Keng project is expected to attract the interest of young, middle-income families. Its marketing agents are confident the apartments will be a hit with home buyers.

      They say the project is likely to be oversubscribed by more than 10 times, attracting 8,000 to 10,000 buyers.

      Sales will be conducted by way of a ballot. Application starts on 5 January and will end at midnight on 16 January.

      All applicants must meet public housing guidelines, among them an average monthly household income cap of S$8,000. - CNA/ir

    • Those are premium flats. And still half the price of the surrounding ECs.

      Anyway, PPP models never promised cheaper flats, but better quality premium public housing.

    • They have to do so as they need more and more money to increase their super undeserved high world class pay. If PAP don't increase $ for so many essentials, flats, ERP, transport fares, property tax, GST, hospital bill and so on where do they get $ to increase their pay? REmember they are not getting ordinary high pay, so they keep finding ways and means to get in more revenue so in turn they can be sure they will continue to draw super high undeserved world class salary.

      Getting super high world class pay but they are giving us substandard performance. In Singapore, they are the only ones who work and need not be appraised by their bosses (people of Singapore) so they are daring to keep paying themselves more and more. Seems no limit to what they are getting in their salary. STrange.

      But you missed the most important person to thank. Without whom, none of this (good stuff) will happen. And that is the PEOPLE.

      They are the exact ones who actually made sure the party can do what they do.

      If anything, thank the PEOPLE. They made the choice. They are the ones who enabled it.

    • The market sets the price. You want quality, you pay for it. If nobody is prepared to buy at 700k, they will have to lower the price. Don’t blame the govt, blame Singaporeans instead.

      in stock market, big players influence the market even can dictate the market.

      Just like how families earn more than $8,000 by a little may have difficulty in paying for other properties, families earning close to $8,000 may also have difficulty in paying for more and more expensive HDB flats... Wink

    • My house area, executive flat is selling for 390k. Directly opposite Hougang Green, minutes walk to Wet market and 3 coffee shops, shop n save, watson's, 7-11, guardian etc. 5 mins bus ride to Hougang Mall, Hougang Pt, Compass Point. 10 mins walk to Buangkok MRT and Hougang MRT.

      8 years ago it was around 550+k.

      Well, if you talk about HDB, hard to increase.

      Talk about private property. Half a year ago, a small terrace costs 1.4~1.6mil. Now, it costs around 1.7~2 mil

      Eg Semi D at Lorong 1 Realty Park. The seller told me his valuation in Nov is 2.08mil. His new valuation in mid Dec is 2.13 mil.

      I know because my gf's house was on en bloc sale, and we went around looking at many properties.
